- WORLD TIMESHARES is a For Sale/Rent cooperative advertising company that is not a real estate broker that has been licensed by any state agency. WORLD TIMESHARES does not engage in any services that need to beprovided by a licensed real estate broker. The cooperative advertising program involves pooling advertising resources with those of other sellers/lessors to maximize exposure to potential buyers/renters of your vacation property. WORLD TIMESHARES is not involved in any negotiation for sale/rent, closing or procuring of buyers; and WORLD TIMESHARES forwards all inquiries about your vacation property directly to you and allows you to negotiate the sale/rental of your vacation property without the involvement of any broker and without any commission.
- WORLD TIMESHARES is not licensed and does not appraise the value or rental price of your timeshare property. The sales price or rental price of your property has been established by you, the owner, and WORLD TIMESHARES has made no representations as to the sales/rental price that you may receive. If a Comparable Market Analysis (CMA) is provided, it has been prepared by a third party that specializes in that field and not by WORLD TIMESHARES.
- Although your timeshares will be exposed to potential buyers/renters as a result of WORLD TIMESHARES's advertising program, WORLD TIMESHARES does not have a specific buyer/renter at the present time.
- WORLD TIMESHARES is not affiliated with your resort, or any third party organization, and is not a real estate broker, so you will be negotiating directly with the potential buyer/renter for the sales/rental price.
- WORLD TIMESHARES has made no representations as to the period of time that it will take to sell or rent your timeshare, the success rate of our advertising program, or the sales/rental price that you may receive. The marketing period and sales/rental price is determined by market conditions, and the size, location, resort, amenities, and dates that you desire to sell/rent. Because we are an advertising company, and are not involved in the sale/rental, or the negotiation for sale/rental, we are unable to provide you with statistics of the percentage of sales/rentals as a result of our advertising program.
- WORLD TIMESHARES is an advertising company specializing in website promotion. WORLD TIMESHARES does not specifically advertise your timeshare in our advertising program. Your advertisement is on WORLD TIMESHARES's web site www.wrldtimeshares.com , but not specifically on billboards or other advertising efforts made by WORLD TIMESHARES. WORLD TIMESHARES may utilize resources from other websites to assist in the promotion of timeshare properties. We may list properties from other sites and may choose to list properties on other sites. If your property is sold, you agree to allow it to remain on our site for a period of 30 days along with a bold SOLD sign across the listing. WORLD TIMESHARES may also list properties that were sold on other websites through internet marketing efforts.
- Our offices are currently located in the resort area of Deerfield Beach, FL. Our staff is available to assist potential buyers/renters in finding a timeshare to buy/rent at all of our offices via our toll free number. We do not specifically go to your resort to show your property, and are unable to personally assist you in the sale/rental of your timeshares. Our staff can and will assist potential buyers/renters in finding a suitable timeshare from our advertising listings.
- You are entitled to a full refund, for any reason, if you provide WORLD TIMESHARES with a written notice of cancellation, via certified mail, of your advertisement within seven (7) days from the date of this agreement. All refunds will be processed and issued within 30 days by company check. It is understood and seller agrees that they will not initiate a "chargeback" (or attempt to reverse the charge on your credit card) for any reason. All refunds will be made by company check within 30 days of said written notice.
- The law of the State of Florida shall govern the rights and obligations of the parties under this advertising agreement. This advertising agreement shall be deemed made in Florida and for all purposes shall be governed and construed in accordance wit the local laws of Florida, excluding and conflict of law doctrine. Any claims asserted or causes of action based on or arising out
of this Advertising Agreement or the performance or nonperformance thereof, shall be submitted to and the parties agree to be subject to the local
jurisdiction of the state court for Deerfield Beach, Fl or the federal court for the same locale. In any such proceeding, each party shall waive the rights to
a jury trial.
